0:23you doing Dan I’m doing fantastic man
0:26I’ve been I’ve been looking forward to
0:27this to this interviewer for this
0:29conversation for a little while so I
0:31said Tim I know that you I don’t know
0:33you and I got connected we got connected
0:36from the interweb you know sort of uh
0:38you know I saw your company and I’ve
0:40been on your mailing lists your email
0:42list for probably several years and I
0:44think you’ve been on my email list for a
0:46second or so and so some are another we
0:49gotta connect it’s a toast about
0:51yourself Tim who are you what do you did
0:53well the funny way that we actually
0:55started talking was through a weird
0:58technical thing or other and I like
1:03emailed you and you’re like what and
1:06remember that and then we started that’s
1:08how we start talking that’s right yeah
1:10to your site and we started connecting
1:13and have fun that way but so what I do
1:16what do I do
1:17I started my business many moons ago I
1:21used to be a realtor believe it or not
1:23and yeah yeah out of college that was my
1:27thing my parents were mortgage brokers
1:29developers and I you know just wanted to
1:34fall into the family thing and I became
1:36a realtor and lasted we had a recession
1:42out here I think was 93 in LA or
1:45something like that
1:46that was we the whole country got it but
1:49we got a little worse because all the
1:51aerospace in LA left and which was what
1:55built this this area up the South Bay
1:58and so it hit hard and then meanwhile I
2:01went through a divorce so I figured I’d
2:06reboot and tried a bunch of different
2:08things and by about 96 97 there was this
2:12thing called the Internet
2:13and well it’s kind of cool and so at the
2:17time I was a recruiter which honestly I
2:22it’s like real estate but better I
2:25thought cuz I’m like wow it’s you know I
2:28I get these job listings from companies
2:32and it’s like having a listing you know
2:34you know and and it’s the he who has the
2:37most listings controls the market and so
2:40I was I was kind of programmed that way
2:41and and I enjoyed it and but I enjoyed
2:45the internet more I got a side gig I
2:49start my friend was the was the guy who
2:53inspired me he got a gig with this
2:57company called each amps that did sports
2:59sites Eric Dickerson was in their old
3:03you know old guys that we’ve all heard
3:05of and so I was kind of impressed being
3:08an ex-football player and I was a little
3:11bit little jealous and intrigued I’m a
3:13that’s pretty cool and and and the cool
3:16thing is is my body was an old sales guy
3:21like me he’s from the sales world so you
3:24know isn’t like I’m a I’m a natural born
3:27geek it was an acquired taste and so he
3:32took a sales job managing job that he
3:35couldn’t refuse recommended me because I
3:39had been hacking around with our our
3:42companies that I worked for their
3:43websites and I got the job and I was a
3:48webmaster for whatever that meant at
3:51that time for this company that was like
3:54a be you know here to be actors well
3:57this was like a be sports site and we so
4:00I helped them with their e-commerce
4:01there’s their SEO and their coding and
4:05all that stuff and it was kind of like a
4:06baptism by fire it was not right so so
4:10that seems like a journey to where you
4:14are today and you know from sales to
4:18geeky web stuff and so how do you apply
4:22that you know what’s your business
4:24specifically today and how do you
4:26people so at the time I was known as the
4:31SEO guy right and the internet kind of
4:33morphed it kept growing into other
4:35things and along comes blogs so at one
4:39time I had probably the the busiest real
4:42estate marketing blog there was then
4:45along comes social media and social
4:48media is wow right I mean there’s a
4:51million different things that we can
4:53call social media so much so that it’s
4:55blinded its blind we you know Google is
4:59social media Facebook is is SEO right so
5:04a lot of people don’t think of it that
5:06way but but it really is and that kind
5:10of gets into that whole 4d or the sort
5:13of an esoteric model that I’ve developed
5:15to try to put our arms around this first
5:19of all it was for me to put my arms
5:20around it I mean you know back in gosh
5:24it’s probably ten years now when we all
5:26got into Facebook and Twitter and but
5:29people in the real estate community were
5:31you know they were getting all excited
5:32about Foursquare and I’m like why you
5:37know and I’m like what are you getting
5:39so jacked up about that for and and
5:42these other weird sites and and I just
5:45didn’t get it in it and it wasn’t none
5:47none of it really really fit together
5:49and so I’ve attempted to first see hey
5:55if that’s if there’s there’s money over
5:58there I’m I want to be first in line but
6:00I can’t see it yeah there is money you
6:03know get on Twitter I’ve made money from
6:06you know the Twitter I’ve made money
6:08from hanging out on Facebook but there
6:11there’s there’s bigger dollars in my
6:15view on the old foundations of SEO and
6:19then so I’ve attempted to to marry all
6:24of the different goodies and toys that
6:27we can use to build our business but it
6:30all comes back to SEO really what it
6:33comes back to is content this is what
6:35you’re doing right now that’s you you
6:37can leverage this right for SEO you can
6:39lever
6:41as an example the other day we did we
6:47did it I did it you asked me a question
6:48on this on this channel and I did a
6:51video for you and wrote out a basically
6:54an article well I put that out on my own
6:58Facebook I put it out on YouTube I put
7:02it out on I think my Google my business
7:04I put it out on I think on my website
7:08also and maybe some other places and so
7:11that’s for D that’s taking that’s using
7:15something and attributing it a million
7:18different ways repurposing it and that’s
7:21what moment so so you help business
7:24owner see you to be able today’s world
7:33of technology of social media SEO and
7:37understanding how to put all those
7:38pieces together to be able to add value
7:41to the consumer and to attract more
7:43consumers to them is that yeah so so
7:50yesterday I have a conversation and this
7:52guy is like whoa I you know somebody
7:55talked them into work in Pinterest I can
7:57get leads from Pinterest okay yeah maybe
7:59you know but there’s a it’s out of cost
8:03right and so are you are you gonna do it
8:06through advertising are you going to do
8:08it through you know posting recipes or
8:11whatever there’s a way to do it so it
8:15helps you so that you’re doing Pinterest
8:18amongst the many others but you’re
8:20you’re doing social media but you’re
8:22also doing the most important thing
8:24which is serving the god of the internet
8:26Google so you know and as soon as that
8:29god changes I’m again I’m first in line
8:32but the it hasn’t changed and it
8:34probably is not going to change anytime
8:35soon so I help my clients leverage
8:38what’s out there and then it everything
8:41we do has multiple purposes right so if
8:44I’m posting and do a Google my business
8:46page I know that that’s helping my my
8:49website page but it’s also helping my
8:52Google my business
8:53and it may may also be helping you know
8:57a social media page or whatever and so
9:00we we wrap our arms around all this and
9:02make sure we know why we’re just doing
9:04it and so we’re not doing it in a
9:06singular fashion so you know you search
9:09engine optimization optimization being
9:11the keyword and so I’m looking at okay
9:15what assets do do you have and then
9:18let’s leverage that and then you know
9:21take it as far as your budget will allow
9:23or how far you want it to go and there’s
9:27a million ways to Sunday to get there
9:30but it comes back to that word again
9:33that I said a minute ago which is
9:34content and and and content can be
9:37through you know just the old-fashioned
9:41I’m going to write an article and the
9:43other day it seemed that it’s weird
9:45because it’s all hit in the last week
9:48since we’ve been prepping for this show
9:51where all of a sudden my clients are
9:54pounding me on on content help and
9:56creating content and I’ve always used
10:00the the the line hey what you know use
10:02your frequently asked questions you you
10:04you and I know you do this and in a
10:07different you call it different but look
10:09I leverage every time someone asks me a
10:12question that could be an article that
10:14could be a video that could be whatever
10:18out on the net it could be a PDF it
10:21could you know on and on and on and on
10:24it could be repurposed and in my view if
10:28if I share something we’ve had this
10:30conversation before if I share something
10:32with somebody that’s called in just you
10:35know it’s a it’s it’s a lead call say a
10:38prospect and I share something with them
10:41that’s gold I’m being selfish if I’m not
10:43sharing it with my people that actually
10:46follow me all the time you know my loyal
10:49followers they should have a video they
10:51should have an audio they should have at
10:52least an article so we I’ve done a lot
10:57of counseling on how to write better a
11:00lot of the guys that have been around
11:01this game a long time they have a hard
11:04time getting out of blitz
11:06on google game and that doesn’t work
11:09anymore you know you don’t say your
11:11keyword real estate nine times in a
11:13sentence you know it doesn’t read well
11:16and and so I am attempting to get my my
11:21guys to write with more proficiency and
11:26efficiency and learn how to write and
11:28which you know is is sounds silly but a
11:32lot of us don’t know how and so I’m
11:36sharing a lot of stuff I just put
11:38together what turned out to be an
11:41article to a client of mine who’s really
11:44interested in I was teaching him and I
11:47know he this is something I found out
11:50through diederich that that’s in your
11:52world is I found out that he had used
11:56the word hypnotic writing he got all
12:01really hypnotic writing and so I went
12:05that triggered him into being more
12:06interested and I said okay well let me
12:08explain to you some things and I wrote
12:11explained to him you know uh over the
12:14phone and then I wrote he asked me a
12:16question then he started going down this
12:19rabbit hole that was just like oh my god
12:20don’t don’t go that way you’re gonna
12:22sound worse than you sound when you
12:24write so I wrote out an article that he
12:29now just texted me a little bit ago said
12:31hey I have a paid writing gig for you if
12:35you want to do it like a copywriting gig
12:37which really I don’t go around saying
12:39I’m a copywriter I you know either
12:41there’s some wonderful copywriters out
12:43there that do magic and and I’m not one
12:46of them but I’m a decent writer and so I
12:51think we all need to get comfortable
12:52with communicating our words writing but
12:58a lot of us treat that like it’s a
13:01report in high school and we get stuck
13:03and what I love and what you have
13:06confirmed for me which something that I
13:08fell on about six months ago or a year
13:11ago which was I pull out my cell phone
13:14whenever I get one of them questions and
13:16I get right on and I start talking and
13:18it could become
13:20a podcast or it could become something
13:23but at least it’s recorded I’m doing
13:27more and more where I’ll pull out the
13:28video camera and do it your style and
13:31and the fact is is the more you we do
13:34this and get comfortable with it the
13:37better we get you know and and so this
13:40is what we all need to start doing we
13:42all need to get comfortable with this
13:43technology the other day okay so why
13:47aren’t people using the technology
13:48because of what we went through the
13:50other day you know it’s frustrating
13:52sometimes you know and I said you’re
13:55talking so intense talking about the
13:57other day that was we had this set up
13:59for Tuesday never say and the
14:04technology guides just were we’re not
14:06going to allow for us to do that but
14:10it’s it’s truly I mean look it’s it’s
14:13you know share with us what you were
14:15sharing with me at the beginning before
14:17we got before we got online here about
14:19Diedrich being and literally like right
14:21now Diedrichs right here at my ear he’s
14:23in the Philippines you’re in California
14:25I’m in Alexander Virginia and we’re able
14:29to have this conversation with with each
14:31other and with anybody in the world
14:34right now and you know so that’s you
14:37know that’s a that’s an opportunity that
14:38did not exist when I was you know a 10
14:41year old kid no even five years ago we
14:45did have probably not wanted to go
14:48through but the the wranglings to get
14:51this done but at this point hey you have
14:55I mean this thing right here is a is a
14:58miracle it’s on a little tiny phone
15:01we’re able to communicate and talk and
15:05text and record ourselves and then push
15:08it up to Facebook or to to Twitter or to
15:12to YouTube and why not you know I had a
15:18client the other day there she was at
15:22she was at a title company party at a at
15:26a casino and I said hey Nancy you took
15:32some selfies right
15:33no I might you got to do that it’s an
15:37opportunity I know it sounds like we’re
15:39being children but you know I mean look
15:43there are their children the ones that
15:45are that are the influencers so to speak
15:47were the influencers we’ve been around
15:49the block
15:50we know influence okay they’re just
15:53getting on and looking pretty and doing
15:55makeup or whatever on these YouTube
15:57channels and calling themselves
15:58influencers were the influencers we move
16:02commerce we move business and so take
16:05advantage of what’s out there the kids
16:07that are doing this are doing it because
16:09they they have no fear of the camera in
16:13and they just get in front of it so get
16:15in front of it do it and you’re creating
16:17content that tomorrow will be better
16:21than today I said let me interrupt real
16:23quick let me interrupt if I may so what
16:25does this summarize what I heard to make
16:27sure and that I got the the really great
16:30things that you just shared so what I
16:32heard you say was to do content you know
16:37audio keep your phone with you if you
16:39know you know got my phone right here if
16:42I see you know something’s cool just
16:44quick do a quick video do an audio
16:46whatever the case may be get that onto
16:48the internet and then you can cross
16:50promote that on the Facebook Pinterest
16:53Twitter whatever LinkedIn and then you
16:57can utilize that content to create blog
17:00post which again which we you know that
17:02that and if itself is going to feed into
17:04the SEO and to be able to utilize the
17:08content that somebody else asked you so
17:11if somebody asks you a question like hey
17:13Tim how can I get my page on the first
17:15page of Google and you answer that
17:18question that could be some great
17:19content are those like a synopsis of
17:22what you’re sharing with us and I get
17:24that accurately yes yes it’s it’s
17:27getting past the fear of creating
17:30content we think it’s work that it’s
17:32look if you’re going to be on this thing
17:34called the interwebs get used to it it’s
17:39it is what it is
17:41it’s the game we all decided to get into
17:43and so start creating it be better
17:47than everybody else at creating it so be
17:50better than others and I don’t know if
17:52be better let me out let me ask you to
17:55be more right yeah you don’t necessarily
17:59even have to be better and better will
18:00come with time as well would you agree
18:01that yeah I I thank you for correcting
18:04me because I find it already I’m just
18:07getting clear no it’s it’s
18:09you made me clear because I used the
18:12wrong word
18:13my definition of better is more yeah it
18:17like fail forward fast and it’s it’s
18:22quantity it’s not quality a lot of times
18:24Realtors get stuck in a world of wanting
18:26to create commercial quality productions
18:31and that’s cool
18:33but you know the we’re on reality TV
18:37more than we are on Housewives of Orange
18:43County or trying to think of a proper
18:46analogy but you know the rich and famous
18:49it’s this is not a commercial production
18:53right now what we’re doing is live and
18:55make it authentic make it authentic is
18:58more important than anything I’m I had a
19:01conversation with a really good client
19:03of mine about a week ago and I was
19:08talking to him about the concept of
19:11emailing more or emailing less and I
19:15come from the mind of you know when I’m
19:17so inclined and and I don’t do it on a
19:21schedule I do it as I’m inspired which
19:23is probably wrong but I believe in
19:27novelty and people get into patterns and
19:31then they they tend to ignore you if
19:35they know your pattern and so anyway he
19:37I said yeah I like to do it every day
19:40sometimes he goes you know when I get
19:42emails every day I tend to ignore it
19:47because I just can’t keep up and my
19:50first thing was well I appreciate that
19:52you know you feel obligated to read my
19:55stuff that tells me that I’m it’s
19:58working but it’s
20:01secondly is I said that’s not the point
20:04if you read it or not it’s that you’re
20:06being reminded that I’m here and so when
20:11you post the video I don’t have to watch
20:14it but that you should I should write I
20:18should I hear you you hate there’s Dan
20:22again he’s rock and rolling I’m reminded
20:26of you and that’s the point of
20:27advertising you know I think a lot of us
20:30have gotten distracted by the the direct
20:37response internet marketing gurus that
20:42are promoting constantly which means
20:46they’re in and out of business as
20:49opposed to marketing constantly right
20:52and so and there’s a difference and
20:55there’s a time for promotion but again
20:58that’s that’s a temporary thing we’re in
21:01it for the long haul so there’s a
21:04marketing thing and so being reminded
21:06that Dan is is is putting a video up or
21:10your emails that I get all the time I
21:12don’t again they’re your great example I
21:15saw you send an email I’ll get to it
21:17when I do my big reading you know but
21:20right now it’s it’s filed over to the
21:22side because I have to do that thing
21:24called make money so but it’s you
21:27reminded me you exist you’re in business
21:30and that’s the whole point
21:32yeah and one thing I would add to that
21:35is my intention with any with any
21:38anything that we we share with the world
21:41whether if it’s email or video is it
21:44comes from one rule is is is is this
21:46gonna add value and contribution and and
21:49I understand it’s not gonna add value
21:50and contribution to everybody yet it’s
21:53coming from the place of how can I help
21:56another person and certainly you’re not
21:58gonna help a hundred percent of anybody
22:00yet you’re gonna be able to like with
22:02you Tim the contribution that you when I
22:04read your content is useful to me
22:07because you’re speaking to what I’m
22:09looking for in regards to promoting my
22:11business and promoting and helping
22:13people
22:14so so I appreciate when you’re sharing
22:16things that it’s coming from valued
22:18contribution that doesn’t mean that you
22:21know somebody that’s not a business
22:22owner would would even care to read your
22:24email yet that doesn’t matter because
22:27that’s not necessarily a perspective
22:28person for you to help anyways
22:31would you agree with that absolutely and
22:34you made a great point when when writing
22:38or doing any content have a person that
22:43you’re talking to so I have this this
22:48person that looks like you that is a
22:53go-getter who wants to learn and get
22:57better on the internet and so I
22:59that’s who I’m writing to instead of
23:01writing to a an anonymous entity it
23:08makes better writing when I’m writing to
23:10a specific guy so have clarity on who
23:13you’re communicating with yeah or and
23:17I’ve heard that said like have an avatar
23:19of who you’re communicating with right
23:21right who who is who is your your
23:25subject right the other day I was
23:28talking to us counseling somebody and
23:30she said my my customer is 40 years old
23:3545 years old and blah blah blah okay and
23:39so that’s what you’re writing to you’re
23:42not writing to a 21 year old you’re
23:43writing yeah 40 45 year old got it got
23:47it alright let’s let’s finish this a
23:48couple rapid-fire questions so if you
23:51were to share one suggestion of a
23:53business owner of what they should
23:55absolutely avoid a mistake what would
24:00that be what would a business owner want
24:02to avoid and it says this doesn’t have
24:04to be this is just in general just from
24:06your years of experience in business
24:07whenever whatever comes to mind what
24:09would that be uh avoid the fear of
24:14creating content which is okay I know
24:17what we’ve been talking about and what
24:19would be one thing that you would devise
24:20for a business owner to do create
24:24content I’ll come up with something else
24:28content content content I do Jeffrey
24:32Mayer yeah
24:33create if you have not claimed claim it
24:37your Google my business like as soon as
24:40we hang up
24:40go get your Google my business be
24:44consistent with your Google my business
24:46in the real estate industry it has been
24:50slow and I understand why for Google to
24:54force-feed that what we call the three
24:57pack which is the local map pack at the
24:59top of Google but if you type in city
25:04realtor it’ll probably show up City
25:06Realty it’ll probably show up it’s
25:08starting to show up for City real estate
25:10okay which concerns me because I don’t
25:16think people usually are going to real
25:18estate sites but for any other reason
25:21than to see houses first and foremost
25:24when it’s cold off of a Google search
25:26but so we’ll see how that ferrets out
25:28but either way it will help with your
25:31website fill it out completely
25:33you don’t have to do it all at once but
25:35make it your goal to fill it all the way
25:38out and they’ll remind you you’re 60%
25:40through or whatever and just do it get
25:43reviews on your Google my business so
25:46that’s my advice get reviews fill out
25:49your Google Places all right if you
25:51could say you’re talking to Tim five ten
25:54years ago and you were to give yourself
25:58a word of wisdom word of advice what
26:02would you share with yourself a Tim
26:06talking of glass you know five years ago
26:08Tim don’t put everything on your
26:13shoulder mmm
26:15you’re you’re just human delegate out
26:18stuff that doesn’t matter
26:20got it got it love it she delegate
26:23that’s awesome and I think that’s great
26:26great advice
